Position Description
Powell is currently seeking a full-time Architect Project Manager with 5+ years of experience with at least 2-3 years in leadership position on projects. Powell provides a collaborative atmosphere between architects, interior designers, construction managers and superintendents in our design build firm.

POSITION SUMMARY:
• Lead all client communication and send weekly status updates via Constant Contact; Plan, develop and manage schedules and budgets and update weekly; Confirm construction field team is on budget, on schedule and capturing change orders; Manage permitting process; Lead OAC meetings on assigned projects; Coordinate subcontractors and vendors, assist Director of Accounts in subcontractor agreement execution; Supervise construction projects from design through project completion.

• Uphold the highest level of standards in workmanship that adhere to the plans and specifications the design team, both internal or external, has established
• Provide dedicated support to our field team, subcontractors and vendors to assist with proactive resolutions to issues
• Maintain meticulous documentation standards, document weekly reports from site superintendents for weekly client updates
• Prepare final budgets, and project schedules in coordination with Site Superintendent
• Select appropriate construction methods and strategies to complete projects on budget and on schedule in coordination with the design team
• Report weekly status update to clients though Powell’s Constant Contact format
• Negotiate and vet subcontractor agreements and coordination awarding the subcontracts with the Director of Accounts
• Comply with legal requirements, building and safety codes, and other regulations
• Establish prompt resolution of problems and conflicts as they occur
JOB REQUIREMENTS:
• Minimum of five years in commercial construction management
• Ability to manage multiple projects and jobsites simultaneously while interfacing with inspectors, subcontractors, architects, interior designers, engineers, city officials, and clients
• Negotiate with subcontractors to receive reasonable budgetary costs
• Ability to organize, prioritize and follow-up on multiple priorities simultaneously
• Excellent written and verbal communication skills that project a positive attitude for effective communication with clients, colleagues, subcontractors, vendors, and inspectors
• Ability to positively lead, support, and motivate Site Superintendents and a team of subcontractors on any given project
• Capable of clearly explaining steps, provide clear direction, and answering questions about construction processes to clients, employees and subcontractors pertaining to specific jobs
• Strong interpersonal skills building relationships with all parties involved in the construction process including clients, design team and subcontractors
• Proven time management skills and deadline oriented
• Ability to successfully plan projects, forward thinking, and able to quickly identify potential schedule conflicts and implement solutions in a budget friendly and proactive manor
• Ability to read and interpret technical construction documents in addition to blueprints, finish schedules, submittals, and equipment specs
• Order all long lead items after all project specific submittals and specs are approved
• Attend all internal weekly Construction Meetings as required

POSITION SUMMARY:
Plan, develop and manage schedules in partnership with project manager and Director of Field Operations, manage Safety program, help PM maintain budgets, manage all site activities, coordinate subcontractors and vendors, subcontractor agreements, train/assist Assistant Superintendents and supervise construction projects through project completion.
ESSENTIAL DUTIES AND ROLE RESPONSIBILITIES:
Manage Safety at all times to the highest standards
Manages day-to-day trade partner operations
Supervises other company employees including: assigning job responsibilities, evaluating productivity and providing recommendations to management (Assistant Superintendents, laborers and etc)
Ensures the sequence of work determined by pull planning is being followed in a manner consistent with the schedule and project completion date
Reviews shop drawings, manages materials procurement, coordinates deliveries, ensures site accessibility, inspects overall work quality, and maintains a safe and efficient work site
Proactive, forward thinking, and high level of organization is a must
Knowledge of PASKR Construction Software a plus
Strong work ethic, positive professional attitude, high EQ
Provide the highest level of customer service to our clients with an emphasis on communication, honesty and integrity
Represent and maintain company reputation and image

Help Project Manager maintain budget for the project
Select appropriate construction methods and strategies to complete projects on budget and on schedule in coordination with the construction team
Provide weekly reports, 2 week look-aheads, and budget matters to Project Managers and Director of Field Operations
Assist in schedule updates with Project Manager
Comply with legal requirements, building and safety codes, and other regulations specific to the project
Establish prompt resolution of problems and conflicts as they occur through proper company protocols
EDUCATION / JOB REQUIREMENTS
Education:
High School Graduate at minimum. Construction Management degree or trade certifications are a plus. Must be proficient at basic computer skills, Microsoft Office 365 software and the use of technology in general.
Microsoft Word and Excel
PASKR construction software experience is a plus
LEAN building including Pull Planning is a plus
Job Requirements:
Minimum of five years in a commercial construction management role (Experience in restaurant and hospitality projects are a plus)

Ability to organize, prioritize and follow-up on multiple priorities simultaneously
Excellent written and verbal communication skills that project a positive attitude for effective communication with clients, colleagues, trade partners, vendors, and inspectors
Ability to positively lead, support, and motivate a team of trade partners on any given project
Capable of clearly explaining steps, provide clear direction, coaching and answering questions about construction processes to trade partners pertaining to specific aspects of the project as they pertain to each other
Strong interpersonal skills building relationships with all parties involved in the construction process including the internal design team
Proven time management skills and deadline oriented
Ability to successfully plan projects using Pull Planning, forward thinking, with the skills to quickly identify potential schedule conflicts and implement solutions in a budget friendly and proactive manor
Ability to read and interpret technical construction documents in addition to specifications, blueprints, finish schedules, submittals, and equipment specs
This is a management position however some projects will require working with hand and power tools at times.
